Trusted by Australian subcontractors

THE PROBLEM

Reviewing a subcontract shouldn't cost you a weekend.

Most Subcontractors sign contracts they haven't read, with terms they don't fully understand, under deadlines that never feel reasonable. The risk lands on you — not the head contractor.

01

Hours, not minutes

A 60-page head-contract pass-through eats 1–2 hours of your time. SubSync does a commercial review in under 10 minutes.

02

Hidden risk

Pay-when-paid, uncapped liability, indemnities, builder's discretion on what they pay you. Dangerous clauses are buried in plain sight.

03

Legal review costs a fortune

A proper legal review runs into the thousands per contract, and you might not even win the work. So most Subcontractors sign without one and carry the risk.

04

Notices fall through the cracks

Miss a delay notice or variation claim and your right to be paid disappears. The clock is unforgiving.

FAQ

Questions subcontractors actually ask.

Is SubSync legal advice?
No. SubSync provides commercial benchmarks and risk flags drawn from Australian construction-industry practice. We are not a law firm and our outputs are not legal advice, contract interpretation, or a professional legal opinion. We operate under a Legal Advice Exclusion as part of our insurance cover.
What contracts can I upload?
Any subcontract or head-contract pass-through: AS 4902, AS 4903, AS 2124, bespoke head contracts, and short-form trade agreements. PDFs and Word files, up to 200 pages.
How accurate is the AI?
Every flag cites the exact clause it's drawn from. Reviews are benchmarked against typical Australian commercial positions for construction subcontracts. We recommend treating outputs as a first pass that surfaces risk — not a replacement for your own commercial judgement.
Does it know state-specific Security of Payment legislation?
Yes. SubSync is aware of SOPA in NSW, VIC, QLD, WA, SA, NT, TAS and ACT. Pay-when-paid clauses, for example, are flagged against the void-and-unenforceable provisions in each state's SoP Act.
Will my contracts be used to train AI models?
Never. Your documents are not used for model training and are not shared with third-party model providers in identifiable form.
Can I cancel anytime?
Yes. No lock-in, no per-document fees. Cancel from your account dashboard and your data is purged within 30 days on request.
How long does a review take?
Most reviews come back in under 5 minutes. Longer head contracts (100+ pages) can take up to 10 minutes. You'll get an email when the report is ready.
What file formats are supported?
PDF and Word (.docx). Scanned PDFs work — SubSync OCRs them. Max 200 pages per upload.
Who's behind SubSync?
SubSync is built in Melbourne by people who've worked on the wrong side of head contracts. We're not lawyers — we're commercial people who've watched Subcontractors get rolled and decided to do something about it.
Do you support all Australian states?
Yes — all states and territories. NSW, VIC, QLD, WA, SA, NT, TAS and ACT. Each state's Security of Payment Act has different provisions and we benchmark against the right one based on your project location.
What contract standards does it know?
AS 4902, AS 4903, AS 2124, AS 4000, NEC suite, plus bespoke head contracts and short-form trade agreements. If you've got a non-standard contract, SubSync will still benchmark it against typical Australian industry practice.
Do I need to know contract law to use it?
No. SubSync is built for foremen, estimators, and trade business owners — not lawyers. Every flag is explained in plain English, with the clause it came from and what to push back on.
